Experience on both
sides of the numbers.
Investor. Operator. Mentor. I help independent owners see the opportunities in the facilities they already own.

I’ve been on your
side of the gate.
I’m Shane Chapin, a U.S. Army veteran and former automotive dealership General Sales Manager. I spent years managing sales teams, business operations, and financial performance before making the move into self-storage.
I started investing in storage in 2020 and became a full-time investor and operator in 2021. Since then, I’ve participated in approximately 14 facility acquisitions across multiple states.
I’ve spent years buying, operating, improving, and selling self-storage facilities. Along the way, I’ve learned that some of the biggest opportunities aren’t necessarily found in buying another property. They’re often hiding in the facility you already own.
I understand the investment side of this business, but I also know what it means to answer for the day-to-day operation. A spreadsheet can point to an opportunity. The work is figuring out what needs to change and following through.
The business behind
the real estate.
My experience covers underwriting acquisitions, raising investor capital, and taking over existing facilities. It also includes reviewing rates, controlling expenses, improving marketing and occupancy, and putting technology and automation to work.
I’ve worked through financing, refinancing, investor relationships, and property sales. I’ve also mentored aspiring and existing investors and operators through the Freedom Through Storage community.
I founded The Storage Mentor to help owners recognize what they may be overlooking in their own properties. I provide the analysis, guidance, and accountability. You stay in control and implement the improvements.
Real Properties. Real Experience.
Time on site has shaped how I look at the numbers and the operation behind them.
